Fire Watch Security Guards for Residential Properties
Emergency and 24-Hour Fire Watch for Residential Properties
Facility owners and operators are responsible for the built-in fire detection and suppression systems in the common areas of residential properties. When those systems suffer an outage, it is also the responsibility of facility operators and homeowners associations to deploy fire watch security guards.
National Firewatch specializes in fire watch for residential buildings. Our guards typically arrive within hours and are ready to provide short-term coverage for last-minute emergencies or 24/7 extended coverage when fire safety systems are inactive.

OSHA-Compliant Fire Watch Service for Your Residential Property
Occupational Safety and Health Administration (OSHA) regulations specify that fire watch guards are required whenever “Hot Work” is being conducted at a jobsite that lacks the required built-in safety systems. Residential properties fall into this category when tasks like cutting, torching, or welding happen during construction or renovation. In those cases, guards must be present to ensure fire damage does not occur on-site.
Our guards have the expertise necessary to provide residential fire watch services for properties like condominiums, apartment complexes or townhouses.
We’ll keep your residential property safe and compliant with all OSHA and National Fire Protection Association (NFPA) regulations when:
- Hot work, such as welding or brazing, is taking place at your property.
- Fire safety systems at your residential complex are offline.
- Power outages last longer than four hours.
- Sprinkler systems are out of service for more than 10 hours in 24 hours.
- You need a fire risk assessment on-site.
- Open-air construction poses a fire risk.

Frequently Asked Questions
Both options are available. If the fire marshal provides a specific log format, National Firewatch will use it. If no log is specified, the company generates its own digital log via a guard app. Guards submit hourly reports tracking their location and patrol activity.
Fire logs document each guard patrol (every 30–60 minutes), their location within the property, and any observations or hazards noted. Reports are generated via a guard app and can be shared with the client and/or the fire marshal.
No – National Firewatch does not pull permits. The client or property manager is responsible for coordinating with the fire marshal or AHJ (Authority Having Jurisdiction) for any permit requirements. NFW provides the documentation/logs that satisfy the fire watch obligation.
Requirements vary by jurisdiction. The fire marshal may specify: the patrol frequency, the log format, the number of guards, and the coverage hours. National Firewatch works within whatever the fire marshal mandates. When no specific requirements are given, the company defaults to hourly digital reports and standard patrol protocols.
Guards conduct patrols every 30–60 minutes, depending on the property size and any fire marshal requirements. Each patrol is logged digitally. For multi-floor buildings, one guard typically covers the entire property per shift.
Yes. Guards use a mobile application to submit hourly written reports, which can include patrol notes and observations. Photocopies or digital reports can be generated as needed. The same system is used for both fire watch and security services.
Yes — service can be extended or cancelled at any time at the same rate, with no penalty. The per-hour rate remains consistent.
Guards monitor the full property, including all floors, common areas, service areas, egress routes, fire extinguishers, and suppression systems. For targeted issues (e.g., only 4 of 18 buildings affected), coverage can be scoped to specific areas.
National Firewatch agents assess the property size and fire marshal requirements. For most single buildings, one guard per shift is standard. Larger facilities or those with multiple affected areas may require more. The client can also advise based on their fire marshal’s direction.
Guards carry the fire watch log and maintain a real-time digital record of patrols. This documentation is available to present to the fire marshal or AHJ on-site.
